Let me start off by saying that the maintenance team (Bryan and Randy) at Watermark is top notch! After discovering a few maintenance issues with my apartment upon move in (washer not working properly, shower door getting stuck, and a flickering light bulb) the maintenance team completed the repairs in less than a day and were in and out in less than an hour! Move in was easy enough, but the parking situation was a little confusing at first and I was having issues entering and exiting the parking garage with the app that residents use. My issue was that my account hadn’t been marked as a resident yet, but after speaking to the leasing team/parking garage attendant, it was corrected in about a day. I will say that the parking garage attendant (didn’t catch his name) was super helpful in fixing the issue! The view from my apartment is better than I expected and I love the proximity to the Nationals Stadium and Audi Field. Overall I have been very happy here at Watermark so far!

Hi everyone, I’ve been a resident at Watermark at Buzzard Point for several years and am moving out on May 10, 2026. While the building and location have potential (rooftop views, waterfront proximity), the management and day-to-day living experience have been consistently disappointing. Here’s a factual summary based on my direct experiences and repeated reports: • Broken Amenities & Safety Issues: Multiple lounge chairs on the rooftop terrace have been broken for years (one with a completely failed back support for ~2 years). I reported this as a physical injury hazard back in 2022 and again more recently, with little to no resolution. There are only about 5–6 usable chairs when the space should comfortably support 20+. Other second-floor amenities have also remained in poor condition. • Package Security Failures: Packages frequently go missing or unaccounted for, even when checked in by concierge. I’ve had multiple incidents over the years, including critical medical supplies (insulin needles) that created a serious health risk. Most recently, in February 2026, a fellow resident dropped off an Xbox console and other items in a clearly labeled Trader Joe’s bag at the front desk. It was scanned into the system but disappeared. Management reviewed camera footage over several weeks (involving concierge staff, supervisor Brian, and others) but could not locate the bag or identify what happened to it. They confirmed it’s no longer in the package area and have stated they bear no responsibility per lease terms. • Maintenance & Responsiveness: Repeated reports of issues (leaky faucets, ceiling leaks, move-in defects like unpainted walls and scuffed surfaces) often went unanswered or took far too long. Communication from management has been inconsistent, with long delays between reports and any meaningful action. • Other Quality-of-Life Issues: Persistent smoking odors in common areas and hallways continue despite building rules. The shooting in 2025 was my deciding factor (research it ) I was one of the wrinesses interviewed by DCPD. I’ve documented everything in writing (emails to on-site staff, regional managers, and even Greystar corporate) and recently provided formal 60-day notice. While they waived any extended notice period, the pattern of unaddressed problems has made the experience frustrating and far below “luxury” expectations. Easy application process. All questions are answered in a timely manner. I am looking forward to all of the amazing amenities. The neighbors is appealing and overall this is a great place to call home.

I love my apartment. However, I’ve been here for 4 years and the hallway carpet smells like dog pee. They try cleaning it, but dogs continue to pee - likely in the same spot because that’s what dogs do. They have not changed the carpet in all four years, which doesn’t make sense to me. Rent and pet fees should cover regular maintenance, but we just get wet dog pee smelling hallways. It’s stronger when it rains.
